What is a property hunter?

A property hunter is a professional in the field of real estate, who works with buyers to help them find the property that matches both their needs and their budget. They support their clients throughout the entire purchasing process, from the property search to the signing of the deed at the notary’s office.

As with all intermediaries involved in a property transaction, the job of a property hunter is a regulated profession, subject to the Law of 2 January 1970 and its implementing decree of 20 July 1972, known as the “Hoguet Law”.

Artemiz holds a professional license issued by the CCI (Chamber of Commerce and Industry). Your property hunter helps you define your search criteria and fine-tune your budget; they search, visit, and find the property that suits you best. It’s more than just a professional-buyer relationship; it’s truly a complete understanding between two individuals sharing the same goal.

Artemiz offers you this made-to-measure service until the notarised deed of sale is signed.

FAQ

Your questions / Our answers

A property hunter can save you money in a number of ways. First of all, these professionals have in-depth knowledge of the property market, local trends and prices in the area. When you call on the services of a property hunter, you can be sure that he or she will do everything in their power to find the rare gem that not only suits your desires, but also your budget.

What’s more, by working with a property hunter, you can take advantage of their expertise to effectively negotiate a purchase price. Their negotiating skills can often translate into substantial savings. They know the intricacies of property transactions, know when and how to make competitive offers, and can extract concessions from sellers.

In addition to their negotiating expertise, these professionals will help you avoid the most common pitfalls and so-called ‘overvalued’ properties. They direct your attention to opportunities that are truly suited to your desires, which not only saves your time and energy, but can also save you money by avoiding ill-advised investments. Ultimately, investing in the services of a competent property hunter is often a financially sound decision that can help you maximise your savings in the long term.

It can be extremely useful to call on the services of a property hunter, especially if your property project is particularly complex. If you’re looking for a specific property, in a restricted geographical area, with a limited budget or very specific requirements, enlisting the assistance of a property hunter can make finding the ideal property much easier and quicker.

You can also call on the services of a property hunter if you have a busy schedule or if you are unavailable due to work constraints or other obligations, whose help could prove even more valuable. This professional can free you up from searching, allowing you to concentrate on other important aspects of your property project, while guaranteeing you a thorough and efficient search.

Finally, if you want personalised support throughout your property search, a property hunter is the ideal partner. They will guide you from the property search phase right through to the signing of the deed of sale. Thanks to their expertise and invaluable support, you’ll be able to make informed decisions, negotiate with confidence and realise your property project with complete peace of mind.

A property hunter is much more than a professional; he becomes your dedicated ally in making your property dream a hassle-free reality.

The property hunter’s mission extends over several key stages, guaranteeing comprehensive, tailor-made support for his clients:
  1. Drawing up detailed specifications: Everything starts with a meeting between the property hunter and his client. During this crucial stage, the property hunter takes the time to gain an in-depth understanding of the client’s needs and expectations. They gather valuable information about the client’s family situation, budget, ideal location, desired surface area, number of rooms, condition of the property, and many other criteria. This phase enables a detailed specification to be drawn up, which will serve as a guide throughout the process.
  2. Thorough property search: Armed with in-depth knowledge of the local property market and a vast network of contacts, the property hunter searches for properties that scrupulously match the client’s criteria. They do not limit themselves to properties already for sale, but can also access “off market” opportunities, i.e. properties that are not yet public. This approach can unearth hidden gems.
  3. Organisation and support during visits: Once the properties have been selected, the property hunter organises personalised visits for the client. They accompany them on these visits and use their expertise to assess each property in detail. Thanks to their experienced eye, they can provide invaluable advice to help you make the right choices.
  4. Price negotiation: Price negotiation is a crucial stage in the property buying process. The property hunter acts as a skilled mediator between his client and the seller. Their aim is to reach an agreement that satisfies both parties, taking care to defend their client’s interests while respecting the seller’s needs.
  5. Support right up to the signing of the deed of sale: The role of the property hunter does not end with the negotiation. They continue to accompany their clients right up to the signing of the deed of sale at the notary’s office. Throughout this final phase, they offer ongoing support, explain the various stages of the transaction, and ensure that everything is done transparently and in compliance with the laws and regulations in force.
In short, the property hunter takes on a multidimensional role, from defining needs to closing the deal, offering his clients a smooth, informed and personalised real estate experience.

As we are subject to the provisions of the Hoguet Act of 2 January 1970, we are only remunerated on the basis of success, i.e. when the notarised deed is signed.

So if you’re not satisfied, you don’t have to pay anything!

Artemiz cannot under any circumstances charge you an administration fee or request an advance. Nor can we claim any compensation if the goods presented are not to your liking.

A property hunter is therefore paid a fee that can vary between 2% and 5% of the price of the property. This figure depends on the pricing system:

  • Apartment-rate pricing: You know the hunter’s fees in advance. The fixed fee can be set at an agreed price, or it can evolve in line with price levels.
  • Percentage rate: The higher the price of the property, the lower the percentage of the hunter’s fee.
  • Basic pricing: The property hunter receives a basic fee plus a percentage of the negotiated price.
