Drawing up your budget
To buy a property, you obviously need to define your budget precisely. We can help you define your budget in its entirety because buying an apartment or house can sometimes involve spending more than you actually want. That's why at Artemiz we can help you with the financial aspects of your investment:
- Meeting with your bank or broker
- Drawing up a financing plan
- Financial forecasts in the event of receivership
Our aim with Artemiz is to inform you of all the ancillary costs you need to anticipate, so that you can determine the real budget you need to allocate to your property project. We'll also put you in touch with a broker who can take care of the financial side of your purchase in complete security.
Define your criteria
Now that we've established the budget for your project, we'll define your search more precisely. Buying a property is more than just a list of requirements. We'll help you choose and make compromises based on your search criteria.
Visit one or more properties
We know that visiting a property is a very important stage in the purchase of your property. That's why we pay particular attention to a number of points:
- The property's environment (location, exposure, noise, etc.)
- The condition of the co-ownership and the apartment (or house)
- Assessment of potential work to be carried out
We'll take care of highlighting all these points so that you can save time and decide objectively whether or not you've fallen in love!
Making an offer
Once you've found what you're looking for, the next step is to secure the property. That's why Artemiz takes care of positioning you with the seller or estate agent with a view to securing the purchase. We take care of the negotiation and your offer to purchase, while taking into account the way in which the seller selects the applications, so that you have every chance on your side.
Positioning yourself is a crucial stage in buying a property, and we're here to give you all our help and expertise.
Securing your purchase
Once you have accepted the offer to purchase, it is reassuring to know that you have a cooling-off period. There will be a few days before the preliminary sale agreement is signed, and another 10 legal days for withdrawal after it is signed. Artemiz takes advantage of this time to carefully study all the documents relating to your purchase:
- Diagnostics
- The minutes of the general meeting (if it is an apartment)
- Land register and PLU (if it's a house)
- The compromise
This analysis is complex and can take up a lot of your time, which is why Artemiz brings you its professionalism and expertise in this area.
Signing your deed
This is our home stretch!
Artemiz will take care not to forget the final stages, which are essential to the smooth running of the sale:
- Send the preliminary sales agreement to your bank branch
- Transfer the 10% of the price of the property to the notaire
- Sign the loan offer issued by the bank
- Insuring the property
- Organising potential works and your move
- Make an appointment for the final visit before signing the deed of sale
- Signing the deed

Our remuneration depends on the success of your project. There are no additional costs, and the search fees are only payable when the deed of sale is signed by the notary.
